This estate boasts over an acre of lush landscape including its own pickle ball court, beach volleyball, half basketball, bocce ball, putting green & a gorgeous pool to ease your soul. Inside boasts 6 bdrs w/ 4 en-suite bathrooms. Take in a game of ping pong on the back patio or roast marshmallows in the fire pit. This house has all you'll need for the perfect holiday.

Welcome to True Paradise Estate. This stunning property is located in a gated community with 18 exclusive other estates near Empire Polo Fields, home to Coachella and Stagecoach Festivals. The community is located off "Golden Mile" Avenue 49 in Indio, termed after its spectacular beautiful homes in the area. One of the best parts about this location other than proximity to the Polo Grounds is that is it located on the border of La Quinta and Indio, which means, you will be 1-10 mins drive to most of the best restaurants, lounges, shopping, golf courses, tourist attractions and more.

As you pull up to the estate, you are greatest with grand entrance of circular driveway front garden and beautiful home. Garage is converted to game room that has a multi arcade, billiards, air hockey, high end virtual golf and bar and couch seating completed with custom adjustable AC just for that room. To the right of the game room is its own theatre room completed with theatre reclinable seating with blankets, lit up cups, large screen tv and sound system and custom adjustable AC. This layout is great as the area is well insulated for noise and all the indoor entertainment is in the left wing of the house, so you cannot loose those little ones and for those looking to relax, they have plenty indoor and outdoor space far away from the action with plenty of quiet spots. Despite the 1500 sq ft AC garage space being converted to the game room, there is plenty of parking in the circular driveway and in the driveway in front of the house, at least for 10+ cars. There is also a near by community a min away for overflow parking outside of that, in case of a special event or additional parking is needed. Please note, up to 41 people are allowed before 10pm without special event permit, however, management approval is needed for any events, please ensure. For larger event, management will assist in special event permit.

As you pass front entrance gardens and approach the front door, inside you are greatest with grand foyer and open concept of living, dining, bar and large kitchen with breakfast nook with the back wall being open with a couple of large sets of sliding doors overlooking garden and the pool area. You get the feeling of indoor elegance and outdoor Palm Springs climate/nature, a feeling of you have arrived.

Living room has an oversized comfortable couch with plenty of room for larger group to relax. Dining has a space for 8 plus 6 at breakfast nook and additional 4 at the kitchen island all being open concept. Outdoors you will find additional dining at 9 by the pool area and 5 additional seating by fire pit next to outdoor dining.

Kitchen is spacious with high end appliances and fully stocked

(all gadgets and plenty of serving bowls, if you need something specific-reach out we will provide), perfect for all your or your chefs culinary adventures. If you need a chef recommendation, let us know. Bedrooms and bathrooms are also fully stocked with all your necessities. Bedrooms are completed with luxury linens and bedding and comfortable mattresses, with attention to detail.

Outdoors estate boasts over an acre of lush landscape including private pickle ball court, beach volleyball, half basketball, bocce ball, putting green & a gorgeous & spa pool to ease your soul. The community is very private, gated and exclusive with large 18 estates around it, all on large lots.

Bedroom 3: “Primary room” King bed, sofa bed, shares a bath with bedroom 4.

Bedroom 6: 2 Queen Beds with Shared Bathroom

Electrical charger:

Please note, even though there is no electrical charging station at the property, there is a station near by at ChargePoint Charge Station (79513 CA-1110, La Quinta) and closest super charger by Grocery Outlet in La Quinta.

Guests have access to the entire compound estate. Fully gated.

PARKING:

There is NO garage access at this home. Driveway may be used for parking. Please do not park on the street as you may be fined or towed.

RULES/NOISE:

The City of Indio has a noise ordinance of quiet hours: minimal outdoor noise/activity after 9 pm (Sunday to Thursday) and after 10 pm (Friday & Saturday). During quiet hours no music or noise should be heard at the property line. Noise should be at low to moderate levels during the daytime. Overnight occupancy is anyone on the property after 10 pm and should not be more than one the listing (Note: 16 plus means 16 max)

We care a lot about maintaining good relationships with our community in order to offer these amazing vacation properties to our guests, so we appreciate you following these rules during your stay.

POOL|SPA:

Pool/spa: $125/daily fee (to include spa) to 82 degrees. (More heat is an additional fee and can be adjusted to 104F as per request); $150 per day for 86 degrees. There is a controller to turn on spa and lights on the wall beside the sliding doors.

Spa on demand only: $40/daily to 102 degrees. (On demand only and must be turned off after use) Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

Pool and spa can not be heated at the same time. If one is heating, the other one isn’t. Please notify us when you are finished with the spa or turn it off at the spa controller so that we can keep the heat going in the pool.

**Most of the year, heating is not needed except for the winter months upon request.

Also, this property gets weekly pool service on Monday and Thursday. Landscaping is on Wednesday

SLEEPING:

Air mattresses and Pack n Play (and High Chair) available upon request, prior to check-in.

PETS:

Pets are allowed, as we are pet lovers ourselves. A $200 pet deposit is required, $50 goes towards the pet's stay, and if no mess is left behind, $150 is refunded to your credit card on file. Please let us know you are bringing a pet/pets in advance.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:

If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75 and late check-out fee is $75. It is only granted upon availability which is confirmed prior to the payment request. Payment request have to be made upon confirmation of the availability or else the request to housekeeping team will not be submitted. All late check out requests need to be submitted before 8:30pm the evening prior to check out

CHECKOUT DUTIES: when possible, if you could start a load of pool towels in washing machine, put your trash in the trash area and start a load in dishwasher. It is the request asked by my cleaning team and they appreciate it immensely. With CDC new guidelines, which we follow, they have a lot more duties to complete, this helps them to be timely for everyone. Thank you so much!

If you are interested in pool heat, please let us know and submit payment at least 24 hours in advance, as it takes time to heat.

SWIMMING POOL WAIVER AND RELEASE OF ALL

CLAIMS AND ASSUMPTION OF RISK ("Waiver & Release")

In utilizing the swimming pool amenities ("pool"), you

Will be expressly assuming the risk, legal liability, waiver,

And release of all claims for injuries, damages, loss or

Death which you, your family members, guests, invitees

And licensees (collectively, "Pool Area Users") might

Sustain as a result of utilizing any and all amenities

Connected with and associated with the pool.

I and the Pool Area Users agree to abide with the rules of

The pool ("Pool Rules"). I Understand that landlord, its

Officials, directors, agents, employees, volunteers and

Representatives (collectively, "landlord") retain the right

To restrict access to the pool for the failure of any person

to comply with the Pool rules.

WARNING! THERE ARE OBVIOUS KNOWN DANGERS

INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:

PHYSICAL INJURY, AND IN SOME CASES, DEATH.

I. INDEMNIFICATION AND RELEASE OF LIABILITY

In exchange for the landlord allowing me to voluntarily

Utilize the pool, I understand and agree to:

ASSUME AND ACCEPT ALL RISKS arising out of,

Associated with or related to my and the Pool Area Users'

Use of the pool, even though such risks may have been

Caused by the negligence of the Landlord;

BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR

DAMAGE which I and the Pool Area Users may sustain

while using the pool, even though such injury, damage,

loss or death may have been caused by the negligence of

the Landlord;

INDEMNIFY AND HOLD HARMLESS Landlord from any

And all claims, demands, actions, liability or costs,

Including attorneys' fees, which might arise out of my or

The Pool Area Users' use of the pool, even though such

Claims, demands, actions and costs may have been

Caused by the negligence of the Landlord.

a) has the effect of releasing, discharging, waiving, and

forever relinquishing any and all actions or causes of

action that I may have or have had, whether past,

present or future, whether known or unknown, and,

whether anticipated or unanticipated by me, arising

out of my or the Pool Users' use of the pool;

b) constitutes a complete release, discharge and waiver

of any and all actions or causes of action against

Landlord;

c) applies to personal injury, property damage, or

wrongful death which I and the Pool Area Users may

suffer, even if caused by the negligent acts or

omissions of others;

d) is an affirmative representation that I am assuming

full responsibility for any and all risk of death or

or personal injury or property damage suffered by me

and the Pool Users while utilizing the pool; and

e) is binding on me, my spouse, my heirs, my personal

representatives, my assigns, my children and any

Guardian ad litem for said children.

I. ACKNOWLEDGEMENT

I acknowledge that by using the pool I have read this

Waiver & Release and that I understand the words and

language in it. I further understand that this waiver &

Release is intended to be broad and inclusive and

Governed by the laws of the state of California, and I

agree that if any portion is held invalid, the remainder

of the Waiver & Release will continue in full legal force

and effect. I further agree that the venue for any legal

proceedings shall be in the county of Los Angeles, State

of California.

I have read and fully understand the above important

information, the potential dangers incidental to using

the pool, the warning of risks, assumption of risk and

Waiver & Release of all claims, and I voluntarily choose

to use the Pool.
