The space

Welcome to Sunset Villa on Terra Lago Lake. This home features the best views of the lake in the entire development. Sunset Villa is stylish and comfortable. It is perfect for entertaining and/or relaxing.

Outdoor features include relaxing on the lake or lounging by the pool and spa, enjoying the California sun. There is also a playground for youngsters and pets that is only a few minutes walk from the Villa.

Note: guests are not allowed to swim, go boating/kayaking or fish in the lake.

The Golf Club at Terra Lago has been a top amenity even before the community began constructing houses! It was established in 1998 and played host to the PGA Tour Skins game from 1999 to 2002. The club’s challenging 36-hole course gently snakes through the Chocolate Mountain foothills. The elevation changes, stunning views, and undulating greens make for quite a riveting round of golf. The golf club also features two putting greens, a driving range, and a practice hole.

Outside Accessibility:

The nearby mountains and canyons in Coachella Valley are ideal for hiking and horseback riding. Plus there are over 200 golf courses in the area, making it one of the premier golf destinations in the world. The Palm Springs tourist area is just a stone’s

throw away and guests often go to enjoy a variety of festivals, shops, great restaurants, medical facilities, and casinos. And when your next destination is somewhere a bit further than just around the corner, Palm Springs Airport is only 20 miles away, Thermal Airport (Jacqueline Cochrane Regional Airport) is 9 miles away and Bermuda Dunes Airport (Crown Aero), only 6.5 miles.

Bedroom Configuration is as follows:

Bedroom 1: Cal King

Bedroom 2: 2 Queen (downstairs)

Bedroom 3: 2 Queen+ 1 Single

Bedroom 4: 1 Queen

We also provide 2 blow up mattresses and a single cot (rollaway bed). Please let us know in advance if you want them put in a closet out for you. We also can provide high chair and pack and play for children.

PARKING:

We have 2 parking spots in the garage, 2 in the driveway. If you have additional car, they can be parked near the main security gate on 44 Ave. All parking fines will be billed to the guests, no exceptions. Please plan for 4 vehicles, larger vehicles parking in the driveway. Note RV/Camper Vans/Large PassengerandCommercial style vehicles are not allow after 6 pm and on Sunday's.

RULES:

NO AMPLIFIED MUSIC AT ANY TIME

QUIET HOURS AFTER 9 PM WEEKDAY/AFTER 10 PM FRIDAY/SAT. - NO MUSIC OR ACTIVITIES THAT CREATE NOISE, NO AMMENTY USE.

Terra Lago HOA Rules:

NO street parking after 6 pm, (Extra Parking available outside the main security gate)

NO commercial vehicles or Oversized Passenger Vehicles after 6 pm and not allow on Sunday All-day

NO RV or Truck RV conversion after 6 pm (can be parked in front of the security gate)

NO swimming or boating in the lake.

City of Indio Vacation Rental Rules

NOISE/MUSIC/CROWDS

City ordinance 95C stipulates that the use or operation of any sound production or reproduction device, radio receiving set, musical instrument, drums, phonograph, television set, loud speakers, sound amplifier or other similar machine or device for the producing or reproducing of sound in such a manner as to disturb the peace, quiet, or comfort of any reasonable person of normal sensitivity in any area of the city is prohibited.

MUSIC SHOULD BE CELL PHONE/LAPTOP VOLUME LEVELS

Failure to comply with any City ordinance may result in a citation, fine, or imprisonment. In the case of multiple short-term rental violations, home owners can lose their short-term rental privilege.

GATE: Guests will need to kindly provide first and last names of adult guests in order to be able to go through the community gate. To kindly do so anytime up to 24 hours before.

POOL|SPA:

Pool: $100/daily fee (to include spa) to 82 degrees. (More heat is an additional fee)

Spa only: $35/daily to 102 degrees. (On demand only and must be turned off after use) Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

Pool and spa can not be heated at the same time. If one is heating, the other one isn’t. Please notify us when you are finished with the spa so that we can keep the heat going in the pool.

Payment can be made via Airbnb or another form of payment.

**Most of the year, heating is not needed except for the winter months upon request.

PETS:

We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind, $150 is refunded at time of check out and $50 goes towards pet's stay and $25 for each following pet thereafter at least 24 hours in advance prior to check in date.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:

If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee is $75, payment has to be provided upon request. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a $75 fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate. All late check out requests need to be submitted before 8:30pm the evening prior to check out.

CHECKOUT DUTIES:

If you could kindly start a load of pool towels and a load of white towels in the washing machines, put your trash in the trash bins outside and start the dishwasher. Thank you so much.

CHILD TRAVEL ITEMS:

Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and plays and high chairs complimentary for our little guests with a 24 hour in advance notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. Please reach out to our team for details. Please note: Fees will apply for those items. Payable directly to the vendor.

Connected with and associated with the pool.

I and the Pool Area Users agree to abide with the rules of

The pool ("Pool Rules"). I Understand that landlord, its

Officials, directors, agents, employees, volunteers and

Representatives (collectively, "landlord") retain the right

To restrict access to the pool for the failure of any person

to comply with the Pool rules.

WARNING! THERE ARE OBVIOUS KNOWN DANGERS

INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:

PHYSICAL INJURY, AND IN SOME CASES, DEATH.

I. INDEMNIFICATION AND RELEASE OF LIABILITY

And all claims, demands, actions, liability or costs,

Including attorneys' fees, which might arise out of my or

The Pool Area Users' use of the pool, even though such

a) has the effect of releasing, discharging, waiving, and

forever relinquishing any and all actions or causes of

action that I may have or have had, whether past,

out of my or the Pool Users' use of the pool;

b) constitutes a complete release, discharge and waiver

of any and all actions or causes of action against

Landlord;

c) applies to personal injury, property damage, or

wrongful death which I and the Pool Area Users may

suffer, even if caused by the negligent acts or

omissions of others;

d) is an affirmative representation that I am assuming

full responsibility for any and all risk of death or

or personal injury or property damage suffered by me

and the Pool Users while utilizing the pool; and

e) is binding on me, my spouse, my heirs, my personal

representatives, my assigns, my children and any

Guardian ad litem for said children.

I. ACKNOWLEDGEMENT

I acknowledge that by using the pool I have read this

Waiver & Release and that I understand the words and

language in it. I further understand that this waiver &

Release is intended to be broad and inclusive and

Governed by the laws of the state of California, and i

agree that if any portion is held invalid, the remainder

of the Waiver & Release will continue in full legal force

and effect. I further agree that the venue for any legal

proceedings shall be in the county of Los Angeles, State

of California.

I have read and fully understand the above important

information, the potential dangers incidental to using

the pool, the warning of risks, assumption of risk and

Waiver & Release of all claims, and I voluntarily choose

to use the Pool.
